Sell Your Home With a True Quantum Edge in Technology
· Statistics now show that 80% or more of homebuyers start their buying process on the Internet.
· New Technology such as the IDX listing feed service mean that most tech savvy agents will display your full listing information on their personal website as well as thousands of other websites.
My Home is on the Internet Already, What Difference Does it Make?
Doing what everyone else is doing is not enough to get your home sold.
Your home must be exposed on the Internet where people will find it, and they should have several opportunities to find it. That's why I complement the most advanced techniques of Internet and print marketing with:
· Internet content such as podcasts, blogs, video clips, virtual tours and more provide additional avenues to advertise your listing in a substantially greater number of sites than a typical agent with just a website.
· My website allows buyers and sellers alike to instantly contact me with a single click. No longer does a buyer or seller have to wait until I check email, or have an Internet connection.
· The ability to search the MLS from my agent website provides a draw for buyers, and a reason for them to keep coming back.
· As a member of the Active Rain network of Real Estate Professionals, I have thousands of nationwide connections that have clients relocating from out of state every day.
· The Internet provides the highest possible advertising profile for your property, and I'm committed to maximizing my technical advantages in every aspect to bring your property diverse and unparalleled exposure.
The real estate market has changed tremendously in the last ten years. Sellers must focus on pricing these days if they hope to sell a home in a reasonable amount of time.
Selling a home is always at least a bit of a challenge. Twenty years ago, however, prices were not the major issue buyers looked at. Overall home values were low enough that the difference between a home selling for $190,000 and $200,000 was not really a determinative factor for most sellers. This is no longer the case.
Home values are completely off the charts. Yes, this is still true even though the market is undergoing a rough pullback across much of the country. A $600,000 tract home that has dropped 15 percent in value in Southern California is still selling for $510,000. That’s a lot of money for most people.
If you are listing your home for sale, you must acknowledge this price sensitivity and market to it. Figure out the average sales price of comparable homes in your area. Now price your home below that figure. This is the only way you can sell these days. Appraisals don’t matter. Your opinion doesn’t matter. Pricing is everything, so sellers must focus on it to the exclusion of all else. If you don’t, that property is going to take a long time to move.
